System 1700 bituminous podium waterproofing system; Eco-Roof green roof system
This project at the Millennium Quarter, Indescon Court, Isle of Dogs, London aimed to optimise the development value and provide flexibility in its disposal and development options for this purpose. The development was required to provide necessary public open space.
Bailey supplied a System 17000 bituminious podium waterproofing system and Eco-Roof green roof system.
System 17000 was selected for its durability, flexibility and resistance to root penetration. It is a superior, torch-on, waterproofing system manufactured with an untearable polyester carrier coated in APP modified bitumen. With a life expectancy in excess of 30 years, BBA certification and long term guarantees, System 17000 was a secure choice.
The products were carefully selected and a comprehensive specification compiled by the Bailey Technical Department. The specification consisted of a System 17000 APP underlay together with an anti-root sanded capsheet to ensure a durable and long lasting waterproofing layer which would be unaffected by root penetration from the planting.
On areas of exposed upstands, a mineral finish capsheet was chosen to achieve the desired appearance. Complex details were made waterproof by using a number of products from Bailey’s innovative range of components.
One area of the specification that required particular attention was the drainage/reservoir layer. Due to specific water attenuation requirements on the site, Bailey’s Technical Department worked through a series of complicated calculations to ensure all the conditions were met.

System 17000's waterproofing layer provided a root-proof, watertight solution coupled with a green roof system which participated to the drive to have necessary public open space.
The Eco-Roof system also benefitted this area by enhancing the landscape.
