Context

Due for completion in 2021, Lewisham Gateway is a large residential regeneration scheme in south-east London that will provide around 900 new homes. BA Systems was contracted to provide glass balustrades to the concrete balconies and roof terrace areas.

Challenge

There were logistical challenges to overcome due to the site's location in the centre of a busy road network. In addition, extensive integration was required between the waterproofing, balustrade and cladding details. Phase IA also presented challenges with concrete slab heights and levels.

Solution

BA Systems provided its B40 frameless glass balustrade system for all areas of the building, which was combined with a low profile aluminium capping handrail and channel base cover trims. B20 privacy screens were also provided for some terrace areas.

A bespoke galvanised steel bracket was developed to offset mount the balustrade base channel from the concrete slab. BA Systems' design team also coordinated with the cladding sub-contractor to integrate with the balcony fascias.

For Phase 1B of the project, the team simplified the balustrade fixing detail so the base channel could be fixed directly to the concrete slab, which brought commercial advantages and a quicker installation.
